Local Authorities and Registered Social Landlords (RSL’s) need to have accurate and up to date information on the condition of their Housing Stock and its future requirements for maintenance, repair and improvement, to make effective investment decisions and to implement meaningful long term business planning.

By conducting a stock condition survey, Pennine can help clients to identify and manage a large portfolio of existing buildings that may require a programme of works to meet current legislation such as ‘Decent Homes’ and  also clearly identify a 'Backlog' or 'catch up repairs' Health and Safety, Statutory requirements, SAP, NHER and possible asbestos can also be identified and all data can be captured and analysed.

Pennine Building Surveying Ltd. has a dedicated team of project managers and building surveyors to deliver ‘Stock Condition’ and ‘Decent Homes’ surveying, including any additional elements for “Local Decency” to facilitate the budgeting, procurement and delivery of works packages.

We undertake detailed inspections and recognise the tension between satisfying the needs of the Individual, the Community and the long-term welfare of the Stock. We have a proven track record in assisting social landlords who balance both operational and aspirational requirements against budgetary and resource constraints. Before initiating a survey, we believe it is vitally important to establish the information required by the client. From a clearly defined brief we can design the computerised survey format if required to deliver extremely precise and accurate results.

We strongly recommend commissioning a pilot survey to make sure the brief's requirements have been correctly identified. This safety measure allows for any final adjustments of the brief / database to be made, before engaging the survey. During the main survey we believe in regular client meetings to review progress and measure the consistency and quality of information coming in.

The information gained from the stock condition survey will enable Local Authorities and RSL’s to develop a long-term strategic approach to asset management and achieving Government legislation.
