Properties marketed for sale from 14 December 2007 in England and Wales will require a Home Information Pack (HIP). The Pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills, also included are documents such as, a sale statement, searches, evidence of title, local authority drainage and water searches with key leasehold documents where appropriate.

Our Hip’s Plus service can enhance your Home Information Pack, we can include additional authorised information, for example a Home Condition Report, detailed Floor Plans and layout guide, High quality photography, Building Warranties, Home Improvement Guarantees, local council information, local crime statistics, local schools league table scores. Authorised documents are those that the vendor can add voluntarily to their pack if they consider they might be of interest to potential purchasers. Interested buyers might be keen to know that there are guarantees in place for things such as recent roof overhaul, wall tie repairs, damp proof courses, rewires, new double glazing. If you have any relevant documents or certificates which you feel will help showcase your home, Pennine will be happy to add them to the pack.

Pennine source the HIP in-house whenever possible, cutting out the need for middle men order from us and we carry out the work. Our Deferred Payment Scheme allows you pay for your HIP once your property is sold (maximum of six months) or allows you to spread the cost over 6 months.

Estate Agents & Solicitors

Estate Agents are a pivotal part of the process and have a big say in which Home Information Pack (HIP) provider their clients subsequently use. With this in mind Pennine provide very competitive costs to allow a marketing fee for agents.

Pennine Building Surveying also understand the importance of a solicitor's involvement in the HIP production, in interpreting the search results and home condition report for consumers and arranging for any necessary further searches or enquiries. Upon receipt of the instruction, we initiate the HIP searches immediately. We will contact the resident promptly to arrange an appointment to undertake the energy performance assessment as we don't have to wait for third parties because we do the work ourselves. Once complete, the generated certificate will be sent to you, so that the information can be incorporated into the marketing and sales literature. When the HIP is ready, we will deliver it to you in your preferred medium. This will be either as a multi page PDF file or hard copy.

Our solution provides an ideal platform for Estate Agents, Solicitors and Consumers to receive a locally based HIP of the highest quality from an independent Home Information Pack Provider.

We are also ideally placed to offer additional services for example detailed Floor plans, (measured in accordance with RICS codes of practice 5th edition), High Quality Digital Photography and full inventory services are also provided by Pennine.
